SMS marketing for short-term rentals is one of the most overlooked ways to increase repeat direct bookings. Most hosts spend so much time trying to attract new guests that they forget one of the easiest bookings to earn is from someone who has already stayed with them.
In this week’s Brand & Market Podcast, I’m sharing a marketing tool that recently caught my attention because it helps hosts reconnect with previous guests through text messaging. When paired with smart timing and a great guest experience, SMS marketing can become a powerful way to fill your calendar and grow direct bookings.
I recently had the opportunity to explore a platform called Yotta AI through one of my consulting clients, and I came away with several ideas that I think could be incredibly valuable for short-term rental operators. One feature I especially liked was how targeted the messaging can become.

Imagine one of your listings has a few unexpected gaps on the calendar while your other properties are fully booked.
Rather than discounting publicly, you can reach out specifically to guests who have already stayed in that home and invite them back.
These aren’t cold leads.
They’re people who already know your property.
Already trust you.
Already had a good experience.
Those are often the easiest bookings to earn.
Every market has an off-season.
For Scottsdale, it’s summer.
For other markets, it might be winter or shoulder season.
One strategy my client has successfully used is marketing longer stays during those slower months.
Instead of chasing weekend bookings, they’re attracting guests looking for 28-day stays.
That creates predictable revenue during periods that might otherwise sit vacant.
Even if the nightly rate isn’t as high as peak season, consistent occupancy often wins over an empty calendar.
It’s another reminder that maximizing revenue isn’t always about charging the highest rate.
Sometimes it’s about keeping great guests in your property.
Technology should support your marketing—not replace it.
SMS marketing works because it’s another touchpoint inside a much larger guest journey.
Someone may first discover you through Airbnb.
After their stay, they receive a thoughtful email.
Months later, they receive a perfectly timed text reminding them it’s time to book again.
Eventually, they’re booking directly with you instead of paying OTA fees.
That’s how you slowly build an audience you actually own.
And every direct booking means fewer commissions leaving your business.
Honestly, I’m seriously considering it.
For our Kentucky property, we have several guests who return year after year.
Our average booking window is around 90 days, so being able to reach those guests before they begin searching elsewhere could make a meaningful difference.
It’s one more way to stay top of mind without relying entirely on Airbnb’s platform.
As hosts, we spend so much time trying to attract new guests that we sometimes forget our past guests may already be our best marketing opportunity.
If you’re building a long-term short-term rental business, marketing shouldn’t stop after checkout.
The guest experience continues long after someone leaves your property.
Whether that’s through email, SMS, or another intentional touchpoint, staying connected with previous guests can become one of the simplest ways to generate more repeat bookings and increase direct reservations over time.
