Let's whip that brand into shape!
I’m diving into a special case study. We’ll look at how I worked with a client to transform a cabin that wasn’t quite reaching its potential into a high-demand romantic retreat. This property was already producing some ROI, but the owner knew it could be elevated. If you’re a short-term rental owner struggling to fill your calendar or hoping to raise your nightly rates, this story is for you.
The property in question was a one-bedroom, one-bath cabin tucked in the Tennessee mountains. It had one major drawback: no internet. At first glance, that feels like a serious limitation. But instead of seeing it as a problem, I recognized it as an opportunity. That lack of internet became the foundation for a powerful unique value proposition. Perfect for couples who want to unplug from distractions and reconnect with each other.
Beyond the internet issue, there were two other pain points:
Our challenge was to differentiate this property from the hundreds of other cabins in Pigeon Forge, Gatlinburg, and Sevierville, a saturated short-term rental market near Dollywood and other attractions.
This project came about when I met Jessica, the cabin owner, at the Level Up Your Listing Summit. She and her husband own multiple properties across Tennessee and Georgia, and she also runs Thrive Vacation Homes, where she co-hosts for other owners. Jessica is a seasoned host who saw the value in refining her property’s brand, and she was eager to make changes that could increase ROI.
The summit itself is a phenomenal event for anyone in the short-term rental space: hosts, co-hosts, designers, and investors. Last year, I purchased my ticket on the spot because the connections and value were that impactful. If you haven’t been, I highly recommend it. It’s held annually, typically in March or April, and takes place in Phoenix, Arizona.
Jessica and I hit it off at the summit, and our conversation about her Tennessee cabin sparked the beginning of this rebrand journey.
When Jessica told me about the lack of internet, my mind immediately went into creative overdrive. What if we positioned the property as a place to disconnect in order to reconnect? That simple phrase became the property’s tagline and it opened the door to a complete transformation.
From there, I started brainstorming themes that could anchor the brand experience. That’s when the love story of Johnny Cash and June Carter came to mind. Johnny once described paradise as “this morning, with her, drinking coffee.” That imagery was the perfect fit for a cabin designed as a romantic escape.
I envisioned:
The more I sketched out ideas, the clearer it became: this wasn’t just another cabin. It was a curated love story retreat.
As an English teacher in a former life, I have a soft spot for alliteration and intentional language. The cabin needed a name that resonated with its purpose and ideal guests. That’s how we landed on “Tennessee Together.”
The name encapsulated everything:
With the tagline “Disconnect to Reconnect” and the name “Tennessee Together,” the brand identity for this property was born.
This cabin became more than just a rental. It became an experience. Guests could rekindle connections, slow down, and enjoy uninterrupted time face to face, heart to heart. By leaning into its limitations, the cabin carved out a unique niche that made it stand out in a crowded market.
And while all of this was developing, my role as co-host and strategist played an important part. At Branded Market, I help hosts elevate their short-term rentals through branding and seamless guest experiences. Whether it’s communication, listing management, or co-hosting services, the goal is always to transform a property into more than just a side hustle—to give it the boutique feel of a legacy brand.
Before I dive into the next stage of this transformation, let me preface this by saying: I am not an interior designer. My expertise is in branding, marketing, and co-hosting. But one of the things I love about this industry is the power of collaboration.
At the Level Up Your Listing Summit, Jessica was introduced to Summerled, a design team specializing in strategy-led interior design specifically for short-term rentals. Their approach is brilliant—they research comparable properties in the area, analyze what amenities attract higher nightly rates, review guest feedback, and then transform that data into intentional design choices that elevate the guest experience.
When Jessica shared our Johnny-and-June-inspired concept with them, Summerled immediately saw the potential. They embraced the Tennessee Together vision and carried it through in the property’s interior design, pushing it to the next level.
Summerled’s design choices were not only visually stunning, they were deeply strategic. Every addition supported the property’s tagline—“Disconnect to Reconnect.”
Here’s what they added:
And the details didn’t stop there. Beside the record player sat Johnny Cash and June Carter vinyl covers. There was even a phone box where guests could store their devices during their stay, right next to a couple’s conversation card game—a touch designed to spark meaningful dialogue and deepen connections.
These elements went beyond surface-level amenities. They intentionally fostered emotional connection, ensuring guests would leave with memories, not just a stay.
Once the design was in place, it was my turn to build the visual brand identity. This included a full suite of branding assets:
These elements weren’t just for digital use. They were created with the guest experience in mind. Welcome guides, postcards, branded paper goods, or even a stamped welcome mat could carry this visual brand, making the property feel cohesive from first impression to departure.
The rebrand and redesign launched just a week before recording this episode, and the results were immediate. Bookings began to roll in at higher nightly rates, proving that guests were drawn to the unique positioning of the cabin.
More importantly, the property shifted from being “just another cabin” to being a destination in itself. It became an experience couples would seek out specifically for reconnection and romance.
Jessica and her husband didn’t just invest in a property. They invested in a legacy. Not only can this cabin now be sold as a branded business asset (with far more value than real estate alone), but it is also leaving an emotional imprint on every couple who stays. Guests aren’t just booking a cabin; they’re writing a chapter of their love story within its walls.
This case study reveals three big lessons for short-term rental owners:
What this case study highlights is the power of weaving a story into every aspect of a property. From the initial concept of “Disconnect to Reconnect” to the Johnny and June love story inspiration, the design, branding, and guest experience all aligned seamlessly.
When you approach your short-term rental with this level of intentionality, you’re not just creating a place to stay. You’re creating a narrative your guests can step into. That’s the difference between a property that blends into a saturated market and one that shines as a destination of its own.
For Jessica and her husband, this transformation means more than increased ROI. They’ve built a legacy asset. Something that can be passed down to their children or sold as a fully developed brand, not just a piece of real estate. More importantly, they’ve created a space where couples can write chapters of their love story, deepening their connection and walking away with memories they’ll treasure for years.
That’s the kind of impact that makes this work so meaningful for me. Being part of the creative process, watching challenges turn into opportunities, and seeing how intentional branding can transform not just a property but people’s lives. It’s exactly why I do what I do.
As you look at your own short-term rental, remember these key takeaways:
This is how you transform a property from “just another rental” into a destination with lasting impact.
So, if you feel your property is falling short of its potential, know that with the right strategy and story-driven branding, you can elevate it into something remarkable.
