Buying an Airbnb with existing bookings can be an incredible opportunity, but it also comes with challenges many investors don’t anticipate. While purchasing a furnished, income-producing property sounds ideal, transferring future reservations isn’t as straightforward as most people expect. After navigating this myself, I’ve learned what works, what doesn’t, and how to create a smooth transition for both your business and your guests.
When we purchased one of our properties in Virginia, we discovered on closing day that a guest was scheduled to check in that very afternoon.
The problem?
There wasn’t a clear plan in place for how those reservations would transfer—or if they even could.
Unlike many people assume, Airbnb listings cannot simply be transferred from one owner to another. When ownership changes, the new owner typically has to create an entirely new listing, which means future reservations suddenly become much more complicated.
As we’ve gone through different acquisitions, I’ve seen three primary approaches.
One option is for the seller to keep their Airbnb listing active just long enough for the existing reservations to stay intact while the calendar is blocked for future dates. Meanwhile, the buyer creates a brand-new listing for all future bookings.
While this sounds simple, it creates several concerns.
The seller receives the Airbnb payouts and must forward the money to the new owner. That requires a significant amount of trust.
Even more concerning is the liability. Guests are staying in a home you now own, covered by your insurance, while the reservation technically belongs to someone else’s Airbnb account.
For us, that wasn’t a risk we were comfortable taking.
Another option is to cancel the reservations through the seller’s Airbnb account and send guests a link to book again under the new owner’s listing.
This eliminates many of the liability concerns, but it introduces something equally important:
Guest friction.
Asking guests to cancel and rebook can feel confusing or even suspicious if it’s not handled carefully. Even with excellent communication, it’s not the smoothest experience.
The simplest operationally is to cancel all existing reservations and begin with an entirely new calendar.
While this avoids transfer issues altogether, it also means giving up revenue from bookings that may have been secured months in advance—often during peak season when nightly rates are highest.
For many investors, that’s not an ideal solution.
Recently, while helping my aunt evaluate an Airbnb acquisition in Montana, I realized there was a much better option.
The answer wasn’t Airbnb.
It was our property management system.
Instead of forcing guests to rebook through a new Airbnb listing, we could move those reservations directly to our direct booking website.
That changes everything.
Guests receive a legitimate booking link from the new owners, complete their rental agreement, provide all of the information we normally collect, and continue their stay with very little disruption.
From the guest’s perspective, the transition feels organized and professional.
From the owner’s perspective, it eliminates many of the liability and operational concerns that come with relying on someone else’s Airbnb account.
Having a property management system with a direct booking website isn’t just helpful for increasing direct bookings.
It also becomes an incredibly valuable tool during ownership transitions.
With a direct booking site, you can:
Instead of scrambling after closing, you can begin building your property management system before ownership officially transfers so everything is ready the moment you take possession.
Every short-term rental acquisition is different, but if you’re purchasing a property with existing reservations, don’t wait until closing day to create a plan.
Think through how bookings will transfer, how guests will be communicated with, and how you’ll protect both your business and the guest experience.
Having a direct booking site in place before the sale closes can make the entire transition significantly smoother for everyone involved.
